About The Role
The Financial Analyst at Rural King plays a crucial role in evaluating prospective real estate investments, development projects, and acquisitions. This position is instrumental in underwriting deals, assessing financial feasibility, and supporting strategic decision-making through detailed financial modeling and market analysis. The role requires a high level of analytical skill, attention to detail, and the ability to work collaboratively with various teams including acquisition, disposition, and leadership.
The successful candidate will be responsible for building and maintaining complex financial models to evaluate potential investments and developments, analyzing key financial metrics such as IRR, NPV, and cash-on-cash returns. They will perform scenario and risk analysis to identify potential downside exposures and support site selection and acquisition strategies through comprehensive financial and market evaluations. Additionally, the analyst will review third-party reports, prepare investment memorandums, and assist in refinancing and disposition activities.
This role involves managing multiple projects independently, often crossing different business units or geographic locations. The analyst will utilize discretion and judgment in daily decision-making processes and may be required to cross-train or perform other duties as needed to support the organization’s objectives.
The ideal candidate will be detail-oriented, proactive, and capable of working in a fast-paced environment while maintaining accuracy and professionalism in all tasks.
Qualifications
Essential Qualities for Success
- At least 5 years of experience as a financial analyst or an equivalent combination of experience and education.
- Bachelor's degree in finance, accounting, or a related field is required.
- Proven ability to achieve desired results and meet organizational goals.
- Strong problem-solving skills and the ability to partner effectively with cross-functional teams.
- Advanced financial analysis skills with an understanding of real estate nuances.
- Experience in preparing data sets, statistical reports, and utilizing computer applications to support financial analysis.
- Solid understanding of financial statements and financial reports.
- Proficiency in MS Office, especially Excel, is essential.
- Ability to participate in online onboarding processes and adapt to organizational systems.

What You'll Do
- Build and maintain complex financial models (Excel-based) for acquisitions, developments, redevelopments, leases, and dispositions.
- Analyze key financial metrics such as IRR, NPV, equity multiples, and cash-on-cash returns, including sensitivity scenarios.
- Perform scenario and risk analysis to evaluate potential downside exposure.
- Support site selection and acquisition strategies through comprehensive financial and market evaluations.
- Review appraisals, broker opinions of value, and third-party reports to ensure accuracy and reliability.
- Prepare investment memorandums and executive summaries for internal approval and presentation purposes.
- Track and compare projected versus actual performance post-acquisition to inform future decisions.
- Assist in refinancing and disposition analysis to optimize investment outcomes.
- Develop an understanding of business units and supporting operating systems to enhance financial evaluations.
- Manage complex projects independently, often involving multiple divisions or geographic areas.
- Utilize discretion and independent judgment in daily decision-making processes.
- Cross-train and perform other related duties as necessary to support team and organizational goals.
