CA South is a real estate development firm focused on the acquisition, entitlement, capitalization, and development of residential projects, with a particular emphasis on for-sale condominium development. The Analyst will work directly with senior leadership across the full lifecycle of a deal—from initial sourcing and underwriting through due diligence, capitalization, development, and eventual sellout.

CA South Development is seeking a highly motivated Investment / Acquisitions Analyst to join our Nashville team.

This is a hands-on role for someone who wants significant exposure to real estate investment and development and the opportunity to take on meaningful responsibility within an entrepreneurial team.

Key Responsibilities

• Underwrite potential acquisitions and development opportunities, with a significant focus on for-sale condominium projects
• Build and maintain detailed Excel financial models, including development pro formas, IRR/NPV analysis, sources & uses, JV waterfalls, and sensitivity analyses
• Evaluate land acquisitions, development costs, financing assumptions, pricing, absorption, project returns, and exit scenarios
• Conduct market research, including comparable sales, pricing, absorption, supply/demand, competitive projects, demographics, and broader market trends
• Prepare investment memorandums, Investment Committee materials, and presentations for equity partners, lenders, and other stakeholders
• Assist with structuring and evaluating debt and equity financing
• Coordinate and manage due diligence and closing processes with attorneys, lenders, equity partners, consultants, brokers, and other third parties
• Track acquisition pipelines, LOIs, contracts, diligence periods, closing dates, and other critical deal milestones
• Assist senior leadership in evaluating and selecting new investment and development opportunities
• Develop and maintain relationships with brokers, property owners, lenders, equity partners, developers, and other industry participants
• Support existing development projects through ongoing financial analysis, budget reviews, forecasting, and model updates
• Perform ad hoc investment and development analyses as needed

Qualifications

• Bachelor’s degree in Finance, Real Estate, Business, Accounting, Engineering, Economics, or a related field
• 3 years of relevant experience in real estate development, private equity, investment banking, acquisitions, brokerage, consulting, or a related field preferred
• Advanced Excel and financial modeling skills
• Strong understanding of real estate finance, development economics, and investment return metrics
• Experience with or interest in for-sale residential and condominium development
• Strong quantitative, analytical, and problem-solving skills
• Excellent written and verbal communication skills
• Highly organized with exceptional attention to detail
• Ability to manage multiple projects and deadlines simultaneously
• Self-starter who thrives in a fast-paced, entrepreneurial environment
