Kwik Trip Inc. The Title Examiner would provide support and expertise to the Kwik Trip departments to provide clean and marketable title to allow for construction to commence including but not limited to researching, evaluating, and collaborating to resolve title and survey issues for the company’s use and development of future and current projects.
Responsibilities:
- Collaborate with co-workers (real estate, store engineering and legal teams) to provide title reports for future and existing sites along with the following duties:
- Investigate properties the company has interest in acquiring along with the adjoining property owners to determine easements, covenants, conditions, and restrictions that could hinder our future development.
- Gather all pertinent documentation to forward to the real estate, store engineering and legal teams relating to title, zoning and survey.
- Review surveys (ALTA/ACSM, CSM, Certificate of Survey, Plats, and any other types of subdivision maps)
- Order and prepare legal document requests for sites relative to easements, covenants, and conditions.
- Assist in reviewing the necessary closing documents, easement request from internal departments and external vendors.
- Assist with other real estate duties as assigned.
- Collaborate with title companies in WI, IA, MN, MI, IL, SD, ND and NE and work to understand state statutes for WI, IA, MN, MI, IL, SD, ND and NE.
- Collaborate with county, city and state offices (i.e. treasurer, property listers, auditor, register of deeds, examiner of titles) and utility companies.
- E: Order and maintain current title spreadsheets for open projects
Requirements:
- Associate Degree in Business, Legal, Real Estate or closely related field of study.
- 4-6 Years Commercial Real Estate Title Examiner experience.
Knowledge/ Skills:
- Knowledge of title research principles and practices to request title searches and various reports.
- Knowledge of real property legal issues and regulations.
- Ability to read and interpret surveys and legal descriptions.
- Commercial Construction/Development
- Strong analytical and problem-solving skills
- Excellent time-management and ability to manage multiple tasks, prioritizing projects, deadlines, and adaptability to changing tasks.
- Exceptional organizational, interpersonal, written, and verbal communication skills.
- Ability to keep sensitive projects confidential.
- Work under minimal supervision.
Work Schedule: Monday through Friday, daytime hours, or as needed to perform duties.
