- Position Summary
- The Financial Analyst will support investment decisions, asset management initiatives, financial planning, and strategic analysis across the firm's real estate portfolio. This individual will develop financial models, evaluate acquisitions and development opportunities, analyze portfolio performance, prepare investor reporting, and assist leadership with data-driven decision-making. The ideal candidate has strong financial modeling skills, exceptional analytical abilities, and an interest in commercial real estate investments.
- Key Responsibilities
- Build and maintain complex financial models for acquisitions, developments, dispositions, and refinancing opportunities.
- Perform discounted cash flow (DCF), IRR, NPV, equity multiple, and sensitivity analyses.
- Underwrite multifamily, industrial, office, retail, mixed-use, and other commercial real estate investments.
- Analyze property operating statements, rent rolls, leases, capital expenditures, and market data.
- Assist with due diligence activities during acquisitions and dispositions.
- Support annual budgeting, forecasting, and long-range financial planning processes.
- Monitor portfolio performance and identify trends impacting asset performance and investment returns.
- Prepare monthly, quarterly, and annual financial reports for senior management and investors.
- Create dashboards and KPI reporting for occupancy, NOI, cash flow, leverage, and portfolio performance.
- Analyze financing alternatives and assist with debt modeling and capital structure analysis.
- Partner with Asset Management, Acquisitions, Development, Property Management, and Accounting teams to evaluate business performance.
- Assist with valuation analyses and periodic fair value reporting.
- Research local market conditions, comparable transactions, capitalization rates, and economic trends.
- Prepare investment committee memorandums and presentation materials.
- Identify opportunities to improve financial reporting processes and analytical tools.
Qualifications
- Bachelor's degree in Finance, Accounting, Real Estate, Economics, or related field.
- 2–5 years of financial analysis experience, preferably within commercial real estate, real estate private equity, REITs, investment banking, or corporate finance.
- Strong understanding of financial statements and real estate valuation methodologies.
- Advanced Microsoft Excel skills, including sophisticated financial modeling.
- Experience with ARGUS Enterprise is strongly preferred.
- Experience with Power BI, Tableau, or similar business intelligence platforms is a plus.
- Familiarity with Yardi, MRI, or other real estate accounting/property management systems is preferred.
- Strong analytical, organizational, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to manage multiple projects in a fast-paced investment environment.
- Preferred Qualifications
- CFA Level I or progress toward the CFA designation is a plus.
- Experience underwriting commercial real estate transactions.
- Knowledge of debt financing, joint ventures, and real estate capital markets.
- Experience supporting institutional investors, private equity funds, or REITs.
