Kelly Services is recruiting a Financial Analyst on behalf of our client, a small to mid-sized real estate development company located in Markham, Ontario.

This is an excellent opportunity for a finance professional looking to grow their career in a collaborative environment while supporting financial planning, project analysis, budgeting, forecasting, and strategic decision-making. Reporting to the Director of Accounting, the successful candidate will play a key role in analyzing project performance, forecasting cash flow, and supporting financing activities across multiple development projects.

Key Responsibilities:

  • Prepare and maintain project proformas, including budgets, direct costs, indirect costs, marketing, and land development costs.
  • Update project proformas on a quarterly basis and as required.
  • Analyze project costs, cost-to-complete estimates, and investigate budget variances with department leaders.
  • Assist with the annual business plan, including project cash flow forecasting, financing requirements, and consolidated reporting.
  • Prepare bank financing proposals and support lender and investor inquiries.
  • Estimate project cash requirements and prepare monthly construction draws.
  • Review homeowner purchase and sale offers against project proformas and analyze pricing variances.
  • Prepare financial reports, perform ad hoc analysis, and support special projects as required.

Qualifications:

  • 3–5 years of experience in financial analysis, budgeting, forecasting, financial planning, and reporting.
  • CPA designation or actively pursuing the CPA designation.
  • Bachelor's degree in Finance, Commerce, Accounting, or a related field.
  • Experience within the home building, construction, or real estate development industry is considered a strong asset.
  • Experience with Newstar is an asset.
  • Advanced Microsoft Excel skills.
  • Strong analytical, organizational, communication, and interpersonal skills.

Compensation & Benefits:

  • Salary:$90,000–$105,000 annually (based on experience).
